Job Description
Sales & Customer Management
- Proactively acquire customers looking for Loan Against Property financing – you will need to build your own pipeline.
- Achieve a monthly loan disbursement target of IDR 1.5 billion.
- Guide customers through the loan application process, ensuring all required documents are submitted correctly.
- Work closely with customers to prepare and compile the required documents for loan submission.
- Draft the initial credit memo for submission to the Credit Risk team, who will review and analyze the loan application.
- Maintain strong customer engagement, from initial contact through loan approval and beyond.
2. Loan Processing & Internal Coordination
- Coordinate with internal teams (Credit Risk, Operations, and Funding) to ensure smooth loan processing.
- Work with cross-functional teams to improve processes and customer experience.
3. Product Information: Loan Against Property
- Loan Amount: IDR 800 million – 1.5 billion per transaction.
- Tenure: 3-5 years
- interest rate: 18 - 24% p.a.
- Collateral: Residential houses or shop-houses (Ruko), with SHM or SHGB certificates.
- Ownership Criteria:
- The property must be in the name of the borrower or their spouse.
- If the certificate is not in their name (parents / siblings), the borrower must live in the property.
- Property Value Requirement: Must be at least 2x the loan amount. (LTV < 50%)
- Borrower Profile:
- Must demonstrate repayment capacity and credit history.
- We offer more flexibility than large banks in assessing creditworthiness.
4. Compensation & Incentives
- Employment-type: Full-time role with performance-based individual contractor agreement
- Base Salary: IDR 10 – 13 million per month
- Additional benefits: Health insurance
- High Incentives:
- Achieve 100% of target → Could earn total monthly comp around 2x base salary
- Overachievement → Even higher earning potential
Requirements
- Minimum 5 years of experience in selling secured loan products, such as:
- Loan Against Property (Pinjaman Jaminan Properti)
- Multipurpose Loans (Multiguna) with house as collateral
- Micro & SME Secured Loans (using house as collateral)
- Proven track record of meeting or exceeding sales targets in banks or multi-finance institutions.
- Strong ability to generate leads independently and build a customer pipeline.
- Familiarity with loan origination, credit risk assessment, and customer documentation requirements.
- Experience in preparing loan documents and drafting credit memos is a strong advantage.
- Excellent negotiation and communication skills.
